The Senior Director of Procurement will lead the development and execution of procurement strategy for the Apartments Division. This role is focused on managing risk, controlling costs, improving quality and operational efficiency, and supporting day-to-day business functions. The position partners closely with senior leadership to align procurement initiatives, budgets, and execution with broader organizational objectives.
Key Responsibilities: • Oversee all procurement activities for the Apartments Division, including sourcing, bidding, contract administration, and scope development, while building and mentoring the procurement team. • Support risk management efforts by ensuring compliance with insurance requirements, licensing, and internal audit standards across procurement functions. • Manage vendor relationships and performance through onboarding, evaluation, and ongoing service review to ensure consistency, quality, and accountability. • Provide oversight of procurement systems, including user training, reporting, data analysis, and continuous process improvements. • Lead budgeting and financial tracking related to procurement activities, including purchase orders, vendor spend, and identification of cost-saving opportunities. • Develop reporting tools and analytics to monitor spend, identify trends, and highlight areas for operational improvement. • Drive strategic initiatives in response to market conditions and regulatory changes, while incorporating technology and innovation into procurement processes. • Oversee contract lifecycle management, including negotiation, bid processes, scope development, and ensuring appropriate risk protections are in place. • Collaborate with other business units on company-wide procurement initiatives to enhance pricing, efficiency, and service delivery.

Qualifications: • Bachelor’s degree preferred. • Experience within multifamily or real estate operations is a plus. • 10+ years of procurement or sourcing experience, including at least 5 years in a leadership capacity. • Demonstrated experience negotiating and managing vendor contracts.
Additional Information: • Certification such as C.P.S.M. is preferred. • Ability to operate independently with sound judgment and attention to detail. • Proficiency in Google Workspace (Docs, Sheets, Slides) or similar tools. • Strong written and verbal communication skills.
